The site is situated between the River Witham and High Street close to the St Mark shopping district in Lincoln. The scheme is designed around a simple network of roads and footpaths allowing easy access into the scheme from surrounding areas.

The proposal provides a total of 167 dwellings comprising 117 apartments and 50 townhouses. A public open space is designed within the heart of the scheme containing a central raised lawn, clipped tree planters and public seating areas.
