The infill site is located on the bank side of Brayford Pool in the heart of Lincoln and connects with Newland to the north.

The scheme is designed around 3 separate building structures which combine to provide a pedestrian route through the scheme.

The proposal provides a number of commercial units at ground floor level with approximately 350 student bed spaces above.

The architectural language is inspired from a reworking of the simple warehouse structures which historically surrounded the Brayford Pool.
