The project site lies within Conservation Area No. 1 – City of Lincoln Cathedral and City Centre and Danesgate lies halfway up Steephill.

The proposal conserves and enhances an existing formal villa which had been sub-divided into flats – with the intention of returning the villa to a single dwelling. The proposed extension is intended as a special addition to the main house. The extension is located to the west side of the property in order to take advantage of the sunny aspect and view towards the south, across the city.
